Research Paper on Gentrification of the Mission District in San Francisco, California

I need a paper that meets the following criteria:. Please be sure to include images to support the essay. I need a minumum of 13 text pages. I added an extra page to cover the additional time to add images. Also please be sure to add in-text citations within the paper itself. I have also attached the powerpoint presentation that was used to support this paper. Please reference the Presentation to guide the essay but you do not have to rely on it entirely for source material.

FINAL PAPER DUE (25 pts.)

Each student is to submit a 12-15 page paper, not including
maps, tables, diagrams, or images.* The paper should be the result of individual effort and
creativity but also reflect the collaborative 
effort and participation in the group project. You must
synthesize all of the group’s work into the 
paper – not just your own work. Additionally, you should
offer your informed opinion about the 
issue you researched. And, this is a research paper. You
will need to use both primary (e.g. 
meeting notes, official policy documents, interviews) and
secondary material (e.g. journal 
articles, newspaper articles). 

You must include a
bibliography and provide in-text citations.

 

More on the paper content and format is below. I’ll also
talk about the project in class, and

provide plenty of time for questions about how to approach a
subject/topic.

 

Some questions to examine in your paper &
presentation
:

Use the following questions as a guide to shaping the
content of your research paper. These are phrased in terms of a specific development proposal, such as
reusing historic structures in the 
Presidio, or proposals to develop Alameda naval facilities
etc., but think flexibly and they should 
help you address larger scale/bigger issue such as new
urbanist development in the Bay Area or 
the social justice issues surrounding BART’s expansion to
Oakland International Airport. Some 
topics might not lend themselves to the following
suggestions, so if you are hesitant or unsure of 
how to structure your investigation, just ask me! Please
note, I use the term project here very 
generally. It could be a development project, such as a
mixed use development or new housing 
development, a transportation infrastructure project,
construction of a sports arena, a new 
housing policy/policies, and so on. It thus could also be an
issue, such as gentrification, the 
problems and benefits of historic preservation, and so on.

 

∑ What is the project setting, description, and goals? How
is the land use problem

conceptualized? How does the project fit into the wider
issues or debates (e.g., about

sprawl and smart growth, or gentrification, or
transportation)? Who advocates for the

project and who is opposed? What rationale is given to
justify the project? What rationale

is given in opposition to the project? ‘Who’ includes
individuals, agencies, organizations,

businesses etc. Who are the key decision makers and
gatekeepers?

∑ Is there a history to the project, or is it new? Has it
been debated for years or only

recently?

∑ How does the project relate to planning policy for the
area? The zoning code? Are there

discrepancies between what is being proposed and what is
allowed? If so, explain, Again,

some project topics might be rather broad, so a good
approach is to provide an mini-case

study. For instance, if you are addressing legislation
attempting to increase residential

densities, how might it affect San Francisco?

 

∑ Where is the project in terms of the planning process, and
will it need special permissions

or exemptions (such as conditional use permits or
variances)? Explain.

 

∑ What are the environmental issues related to the project?
What level of environmental

analysis was performed, and what were the main (or pertinent
to your report)

conclusions/results·

 

∑ If applicable, how will the project be financed, and what
is the breakdown in costs (i.e.

costs such as studies, engineering, right of way
acquisition, construction, capital costs, and

operations)?

 

∑ As applicable, what are the mobility impacts of the
project? Discuss parking. Discuss

transit, pedestrian, and bicycle access.

 

∑ What are the social implications of the project? Are there
social justice concerns? Does the

project fit into some wider social goal? How might it impact
health, general growth

patterns, or the ‘public realm’ and civic space?

 

∑ If the project is issue-related, is state or local
legislation involved and if so how? How

does the issue present a land use challenge or process?

 

∑ What are your own thoughts on the project? You should be
deliberative and show that you

are informed by class lecture, readings, and your research.

 

You MUST place your project/issue/topic in a larger
context
– how does it relate to debates

about suburbanization, sprawl, local political debates over
transportation etc.. This requires that you do some basic research, and review class material, and
reference some scholarly articles and 
books. Indeed, you will probably want to start your paper by
summarizing the elements of some 
larger subject/debate/issue and then immediately state how
your project/topic relates to that 
larger context. For instance, if you are doing something on
the San Francisco Transbay 
Terminal, starting your paper with a summary of the ideas
related to transit-oriented 
development (TOD) would be appropriate. Then, in your paper,
you draw some conclusions as 
to whether the project reflects the basic tenets of TOD, or
say why it falls short…

 

Evidence of critical thinking, constructive insight, and
enthusiasm for the project will be

assessed.

 

Format of the final paper & synopsis

! Submit a hard copy – electronic copies will not generally
be accepted.

! Font: 12 point, Times New Roman or very similar

! Margins: 1 inch each side

! Double line spacing

! Bibliography: Include a clear, alphabetized bibliography
in the format outlined below.

Use the format of (author last name, year) for in text
citations (avoid footnotes &

endnotes).

! Figures – Make sure you have a map showing the location of
the project. All images,

graphs, figures and maps MUST be discussed in the text of
the paper. Figures must also

be numbered and labeled. Always refer to figures in the text
before they appear in the

text..

! Put your name and the names of your project partner at the
top right hand corner of the

page.

! You are encouraged to print double-sided to conserve
resources

! Do not include fancy folders or cover sheets, envelopes,
etc.
